工廈活化政策

行政長官於《2018 年施政報告》公布政府重啟活化計劃(下稱「新一輪活化計劃」),從而更有效運用現有工廈,善用珍貴的土地資源,並更有效地解決消防安全和違規使用的問題。新一輪活化計劃包括六項主要措施,利便現有工廈進行整幢改裝、重建,以及作非工業用途。部分措施旨在促成把整幢改裝的工廈作過渡性房屋及其他指定用途(例如與文化藝術界、創意產業及創新科技界有關的用途),而其他措施則准許若干行業(即文化藝術界、創意產業及創新科技界)使用現有工廈,或准許把現有工廈作特定用途(即緩衝樓層可作「電訊機樓中心」及「電腦/數據處理中心」用途、倉庫可作「貨物裝卸及貨運設施」及「可循環再造物料回收中心」用途)。

葵涌紅A中心酒店改建
酒店房間供不應求,人稱「波叔」的資深投資者鄧成波睇準時機,近年大舉進軍酒店業,2010年開始就曾經將旗下3幢工廈改裝酒店,並於2012年將現時樓高30層的葵涌紅A中心,由現時工廈用途改裝為酒店,提供房間多達596間,房間面積由172至396方呎,涉及的樓面約306,383方呎。
紅A中心位於葵湧青山道443至451號,波叔於2012年初以5.28億元向恆隆地產購入,大廈佔地約20,461方呎。申請文件指出,大廈經改裝後提供的樓面,不超出現有工業大廈的建築圖則中准許的樓面面積,大廈的高度經改裝後亦不會增加。
經過6年時間改建,包括入則, 樓宇結構改建,內部裝修等多項翻新工程後,最後於2018年完工, 並活化成為荃灣區新一代地標。
